• Measured survey of your property to fully verify the drawings or sketches you have provided;

• Upgrade of your Planning Drawings to a Building Regulations package consisting of detailed 1:50 A1 or A0 drawings (including dimension drawing, foundation plans, roof layouts, structural details, drainage layouts, electrical layouts and detailed scope of works documentation);

• Establish any requirements for additional specialist services (such as structural engineer designs, energy assessment, CCTV drainage reports etc) and obtain competitive quotations for your consideration;

• Submission of your Building Regulations Full Plans Application and act as your Building Regs Agent; and

• When all of your necessary permissions and approvals are in place we will send you PDF files of your drawings and documentation and 2x paper copies of your full Planning and Building Control Pack.

Are you able to provide As Proposed drawings or sketches for your planned extension?

If so, we can upgrade your drawings or sketches and generate a full detailed building regulations package for your project which will be suitable for Building Control Assessment and Approval.

As soon as our Building Regulations Drawings and Specification have been approved, they will be ready for your builder to use to provide an accurate quotation for the works and eventually also work from to construct your extension.

Put simply, we will turn your drawings or sketches in to comprehensive Building Regulations Plans which will clearly demonstrate the standards and specifications required for your builder to work with and for Building Control to approve.

Building Regs Upgrade Fees

Standard Setup Fee - £250.00

To secure a site visit, measured survey for verification and production of Scaled Drawings Ready for Upgrade Works. This fee is applicable to all projects and is payable prior to the site visit

• We do not provide a Planning Service. You need to be able to provide us with reasonably accurate drawings/sketches of the proposed layout that you hope to achieve, there is scope for minor adjustments to the scheme and we will offer advise regarding the layout, but we cannot create/develop the proposed layouts for you. • Structural calculations are not included. The building regulations package we provide will demonstrate the structural layouts, but calculations will need to be sourced from an independent Structural Engineer. We will obtain competitive quotations from our panel of recommended engineers for your consideration, you can use one of our engineers or your own preferred engineer.

• Building Control Fees are not included. We will submit an application to your local Building Control or Approved Private Building Inspector and act as your agent until such time that the plans are approved.

• Specialist service fees are not included. From time to time a project will require further input from a specialist service provider, we can assist in obtaining competitive quotations for any additional works.
